Lyta- I'm putting the karma out there. You're gong to find someone who feels that stairs are a good way to stay young. They force you to work out.
(That's what I tell myself when I forget the keys in my bedroom, on the third floor, and I'm in the garage)
Seriously- don't let the negative stuff people say sway your knowledge of what you have, and it's assets.
Even if you have to accept a bit less than you want, my advice is to come from a position of strength.
You guys have great properties, right?

Thanks David! I have been away grinding my teeth and such at the bad timing I seem to have had. Right now we are in this dip where everything is selling a lot less than asking. Sheesh, it kills me that this house will go for so cheap. Another house went on the market a few days ago that is at what will be our new price with NO INSIDE photos. Hello? Plus a $4000 carpet allowance? Yikes I am dying to see what kind of scary place it is inside. Oh and they are going to include the chickens and chicken coop too if you want it! Hrmf.

So, now we are revisiting renting out our house instead of selling it. We shall see if the finances work out and if it's worth the liability of owning two homes. Any suggestions out there? Also, here is the link to our house so let me know what you think....

So, the showings on our home have been about as dead as the replies since I posted. I am just trying to get the word out and please share the info with anyone you know. A friend sold her house to another friend of mine on her mom's group so you never know where your buyer is going to be!

Did you lower the price?  Did you paint the inside a neutral color?  Are you offering the selling agent a bonus?  Is there a color brochure for your home?  Have you had an independent appraisal done?  Have you gotten any advice about how to set up the furniture and stage the home the way the professionals do?  Have you offered any incentives for a quick closing?  Are you offering a warranty with the sale (you can buy them for around $450)?  Some (but not all) of these things did help us to sell.

We are on our 3rd and final price reduction.
No new paint but I did paint the master bath. It was in sorry shape.
Selling agent bonus, check.
Color brochure, check.
No appraisal.
No staging. We cleaned out as much as we could.
No incentives but we would if there were any offers.
No warranty.

If we were getting feedback that indicated that we needed to do any of this stuff then I would absolutely do it. The feedback has been about things we cannot change. The yard, the hill, the steep driveway, too many stairs, etc.
